SLABsense, the smart structural movement monitoring system, has launched in the UK with the appointment of ground engineering specialist Tom Kavanagh as Managing Director. With operations across Australia, South Africa and France, SLABsense uses discreet, permanently installed sensors to record structural movement daily with sub-millimetre precision.

The SLABsense approach uses continuous data to replace the periodic surveys that subsidence investigations have traditionally relied on, with the results easily delivered through a secure online dashboard. The system monitors subsidence, both slab and floor levels as well as crack movement, and even verifies post-repair performance. Insurers, engineers, contractors and property professionals can use the evidence from the platform to differentiate active movement from seasonal or historic behaviour.

Kavanagh brings more than 20 years of experience in the civil and construction engineering sector. His roles include major UK infrastructure projects, such as Thames Tideway and Crossrail, as well as engineering and tunnelling consultancy work across four continents. Previously, he led the UK division of Mainmark Ground Engineering since 2022 until recently, and is also currently serving as Vice Chair of the Subsidence Forum.

“In the UK, there is some of the oldest housing stock in Europe sitting on some of its most reactive clay soils. When the inevitable issues present themselves, subsidence decisions are still routinely made on unreliable snapshots of data that's taken weeks apart. Our continuous monitoring technology changes that", said Kavanagh. "The data provided by SLABsense can tell you whether a property is actually moving, in which direction and whether or not it's getting worse. So, if you're a insurer, engineer, contractor or property professional or you can rely on the data, rather than making assumptions. For asset / property owners, you're able to act on evidence."

Subsidence remains as one of the most costly and widely discussed issues in the UK residential insurance market. The inconsistent movement data often causes delays in investigations, prolonging claim timescales. Through SLABsense's technology capturing high-frequency measurements over the full seasonal cycle, investigations are shortened and unnecessary repairs are avoided, since there's reliable evidence for sign-off once remedial work is complete.

SLABsense is part of the KCL Group (Kavanagh Consultants Ltd), which was established in 2018, offering UK-wide, non-intrusive installation for residential and commercial properties.
